Welcome to our world of inexpensive Brazilian beach property! There's so much available we hope you have the time to have a close look at our website and
find a couple of properties suitable for your needs. Most of our houses are under... R$180,000 but now and again we come across something special so we add it
to our portfolio...
besides which, it's always nice to see what the land or house we are interested in, could achieve with the same high end finish!
We are an association of three property professionals who have all bought in the Joao Pessoa region. We started Casasparaferias because we thought we
could do it as well or even better than any of the agents we came across in our past purchases. Also because the commissons are small on low cost property, most agents
do not list them. We do!
Our senior associate is Mucio Lima. Mucio is Brazilian, schooled in New York, USA
and now lives full time on the beach in Cabo Branco, Joao Pessoa. He manages the offices there and has been in the Brazilian real estate business for over 10 years.
His Portuguese and English is perfect, so you will have no problems in communicating with him in either language.
The other part of the team is Maureen and Les Morton. We are based between Europe and Joao Pessoa. Our primary function is back office, web presence and marketing.
However Maureen is particularily good at scouting out our less expensive properties. We spend half our year in Brazil doing this. In Europe we operate
5 holiday properties located in Spain, France and Ireland. We have been able to successfully translate our expertise in Europe to the Joao Pessoa holiday market
which is extremely bouyant, and are as such willing to help purchasers of property through CasasParaFerias gain a return on their Brazilian investment.
How we do it!
The sales price of all the properties on this website include our commissions. Please note you will have to allow for the cost of allocation
of your individual Brazilian CPF number approx R$150.00 if you do not visit Brazil. However there is no cost if you can complete the paperwork with us in Joao Pessoa.
The CPF is required when any foreigner purchases a property in Brazil.
You will also have to pay registration taxes and notary/lawyer fees which are paid in Brazil to enter your name on the deeds etc. About 7% of the cost of the property.
You do not have to use a Lawyer when buying a property in Brazil. This is because a CRECI registered estate agent is qualified to
carry out the complete property sale and purchase transaction for you. Casasparaferias is a CRECI registered agent, Number 3125-F, but even so we do recommend that you use an independent Brazilian
lawyer who is registered and qualified with the Ordem dos Advogados do Brasil. It is also important that the lawyer is familiar with the region
where you intend to buy your property. We can suggest the names of appropriate lawyers, however you will be responsible for their fees.
It is also advised to ask for an officially translated version of the sale and purchase contract into your native language for the property you are buying
in Brazil. Officially translated documents are again an extra payment you will have to make. Once again this is your decision.
In total if you budget on 12% for the legal, translation, registration and tax extras you will not be too far out.
Whilst we do our best to keep the property details for sale and rent up to date and available, they do sometimes sell
or rent before we can update our details. We do apologise for this inconvenience.
As a foreigner you can buy any property in Brazil... without even going to the country! However we recommend that before you
acquire a property, visit it. This ensures that you are buying exactly what you expect... it's also a great holiday.
Remember there is also a cultural difference between Brazilians and N. Americans/Europeans which can manifest itself in many ways...
but that is the essence of Brazil and why it's great to live there or visit each year on holiday!

O preço de vendas de todas as propriedades presentes no nosso website
já contempla nossas comissões. Se você ainda não possui um número de
CPF, o custo de obtenção de um gira em torno de R$ 150,00. Este número
é requisito para registrar qualquer propriedade adquirida no Brasil em
seu nome. Você ainda deve prever os custos notariais que incluem
registro da propriedade, emissão de escritura e outros custos
cartorais, em torno de 7% do valor da venda.
Ainda que não seja obrigatória a utilização de serviços advocatícios,
uma vez que os corretores de imóveis, devidamente qualificados e
registrados juntos ao CRECI, se responsabilizam, legalmente, por todos
os detalhes da transação imobiliária, Casasparaferias recomenda que
sejam utilizados os serviços de um advogado independente. Desde que
este seja registrado e qualificado junto à Ordem dos Advogados do
Brasil. É importante, também, que este advogado esteja familiarizado
com a região aonde você deseja adquirir sua propriedade. As taxas
advocatícias também são de responsabilidades do comprador.
Também recomenda-se que se adquira uma tradução juramentada do
contrato de compra e venda, da propriedade sendo adquirida, para a sua
língua nativa. Documentos traduzidos de forma oficial são, também, um
custo a ser absorvido pelo comprador.
Em geral, deve-se contabilizar, aproximadamente, um investimento de
12% sobre o valor da venda com todas estas despesas extras.
Por favor, lembre-se que enquanto fazemos o melhor em nosso alcance
para manter os detalhes das propriedades à venda e para aluguel o mais
atualizados possível, às vezes, essas mesmas propriedades são
negociadas antes que possamos atualizar nosso site.
Ainda que seja possível adquirir qualquer propriedade no Brasil, da
maneira mais segura, sem sequer ir ao país, recomendamos que, antes de
adquirir uma propriedade, visite-a. Até como uma forma de garantir que
você está adquirindo exatamente o que busca. Convém lembrar que existe
uma grande diferença cultural entre brasileiros e americanos/europeus
que pode se manifestar de diversas maneiras... mas essa é a essência
do Brasil e a justificativa do porque é ótimo viver lá!
